Orangery kitchen extension - 2023

Our client instructed A1 Complete Builders to construct a new kitchen extension at their property in Perranuthnoe, near Penzance, designed specifically to accommodate a hardwood orangery supplied by Vale Gardens. The result is a beautifully crafted, light-filled space that seamlessly blends traditional materials with elegant architectural detailing.

The extension features expertly built stonework at its base, harmonising with the existing structure and grounding the orangery in its Cornish surroundings. Above this, expansive timber-framed glazing creates a striking contrast while allowing uninterrupted views of the garden and surrounding countryside. The hardwood joinery has been painted in a soft, neutral tone that reflects light and complements the natural stone exterior.

At the heart of the structure is a large, pitched glass roof lantern that defines the space both internally and externally. This lantern not only enhances the visual impact of the orangery but floods the kitchen with daylight from above, creating an uplifting and welcoming atmosphere throughout the day. Subtle roof venting is incorporated to support passive ventilation.

Inside, the kitchen is being fitted out to a high standard. White hexagonal tiles are being installed across one main wall, forming a stylish backsplash above a double farmhouse sink and range cooker. Electrical and plumbing preparations are well underway, and the room layout allows for both functionality and elegance.

Floor-to-ceiling windows and French doors connect the orangery kitchen with the garden, creating a seamless indoor-outdoor transition. As work progresses toward completion, the extension is on track to become a standout feature of the home—blending timeless design with everyday practicality.

Stable conversion & new garage

A1 complete builders have been instructed by our existing client to undertake the conversion of their existing stable to office space and build an adjoining large double garage, excavating through solid granite and moving around 800 tons of soil/sub base and granite to enable works in 2023

New Conservatory - March 2020

A1 Complete Builders received an instruction to demolish an old Victorian conservatory and replace it with a new wedge shaped conservatory. A1 Builders were recommended by an existing client who were delighted with the conservation work they had previously carried out for them.

Lounge and Porch extension

A1 Builders received this instruction after the client vetted builders from the Federation of Small Builders (FMB) who then went on to win the contract in Feb 2020.

Goonvean Farm - August 2019

A1 complete builders received an instruction to build a first floor bedroom extension and construct two dormers in the main farm house.

Scope of works was to remove an existing Delabole slate roof and set aside. Shutter and pour a reinforced ring beam around the perimeter. Build a timber frame first floor bedroom finished with powder coated aluminium windows and Ceder cladding class B. Fit internal stair case and tongue and groove timber to vaulted ceiling. Dormers constructed with steel A frames and timber frame with Ceder cladding finish to the external with aluminium windows.

Redannick Extension

We were recommended and then awarded the contract to build this two storey timber frame extension  in Truro to accommodate a new Kitchen/Dinner + Two new Bedrooms and two new bathrooms. Plumbing was carried out by Ollies Plumbing and Heating and Electrics by York Electrics.

All other work carried out by A1 Complete Builders.

Trispen - 2016

A1 Complete Builders were awarded contracts to convert this old barn and build 2 further extensions by our existing client.

The barn has been stripped leaving the stone walls in situ, block built up gable end and a Glulam beam fitted with timber frame dwarf walls built to increase height and enable two bedrooms to first floor. Construct walls and fit wooden staircase. Also benefiting with underfloor heating run by a ground source system, three 50 meter trenches with coil pipes connecting to a manifold.

The first extension is one storey timber frame again with a Glulam beam fitted supporting rafters. Construction of a bedroom ensuite with family bathroom and lounge.
Underfloor heating installed again all run by ground source heating. The second extension is a new kitchen being built later this year.

Duration of time on site - 12 weeks

Kitchen Extension - 2015

Project 2015, Mount Wise Newquay. [Timber frame Kitchen Extension]

Our client is the head vet from The Animal Hospital where we completed an operating theatre in 2014. A1 was Instructed to undertake this project and the demolition of a shed cleared the way for the kitchen extension to be built. The frame is built on stilts supporting the front of the building and is timber frame from the ground up.

A high end specification using 140mm timber framing with earth wool insulation and an air tight Pro Clima Intello Plus check barrier/membrane, fitted to the inside with 40mm wood fibre laid with a batten service void and then finished with 12 mm Ply under 12.5 mm plaster board.

External is fitted with Bitroc boards over total area and stainless steel mesh lath before rendering over. Most materials used is Eco Friendly and local sourced timber. The general idea is to make this not only air tight but a breathable construction giving our clients a large warm family kitchen extension. The flooring used is Egger Waterproof Boarding with a ceramic tile finish.

The Roof is a flat roof with a River Pebble finish laid over a E.D.P.M Membrane over 18 mm Deck. A Douglas Fir decking built alongside to finish. The kitchen supplied by Howdens and fitted by A1 Complete Builders. All electrics and plumbing in-house and over seen by A1.

Trebuddannon Cottage [Phase 2] - 2015

After extensive work completed by A1 Complete Builders the Clients decided to use our services once more to do various external works to include, excavation works by digger to the garden area and build block and brick retaining walls surrounding their property, extend the garage but also remove the flat roof and build a new vaulted pitch roof over then to reconfiguration the internal layout.

The back of the cottage also had sand and cement render on which we removed and applied lime putty render to these walls to include the garage and retaining walls.

Once we remove approximately 120 tons of sub soil from the side of the garage we then prepared to block pave the whole area to enable more parking.

D.J. Newman supplied solid oak doors and solid oak gates also fitted by our carpenter/joiner onsite.

Animal Hospital - 2014

A1 Complete Builders have been awarded phase one and two contracts to build a new animal operating theatre and patient waiting area with new W.C. facilities.

12 years ago a kind lady donated her property to the animal hospital to convert in to their dream veterinary practice, a charity run practice relying on the public's donations in various ways.

Demolition of the old timber theatre has taken place and construction is under way. The Internal layout will consist of a main operating theatre, isolation room and separate recovery rooms for cats and dogs. All materials sourced locally for this concrete block construction with a tile roof to match existing and U.P.V.C. fitted windows.

Duration of time on site for phase one: 12 weeks.

 

Former Pilchard house - 2014

A1 Complete Builders have been awarded a contract in South Tehidy to Renovate a 18th Century  former Pilchards house also extend the kitchen area and convert the Loft space to include a roof dormer.

This property has been in the same family for three generations being bought originally for a sum of £22,000.00, recently sold for over £400,000.

A1 will convert the loft space to create a ensuite bedroom cutting into the rear roof and build a dormer over the new stairwell.

The first floor will benefit from a second new ensuite linked to the master bedroom also the removal of all plaster lath ceilings throughout and floors to the ground floor, installing new D.P.M membranes.

A ground source heating system is being installed to service the three bathrooms and under floor heating installation. There will also be a complete new up to date electrical Installation and alarm system.

The property will also benefit from an extended kitchen area and upgrading of the rear roof.

Cob Cottage

A1 Complete Builders Won the Contract to Renovate A 300 Year Old Cob Thatched Cottage in Feock.

Our clients own the thatched cottage adjoining this and have done substantial works over the years but now face a challenge in restoring this property to its former glory but very sympathetically.

The property has been empty now for some six years and had only two night storage heaters in place. There is no kitchen just a couple of cupboards and a Belfast sink and no bathroom. The old and new extensions will now benefit from a new heating system to include under floor heating and the installation of two wood burning stoves backed up by a boiler system.

This cob cottage will also benefit from four new living areas once the four extensions are built around this old frail Cottage. Extensions to include a single story lobby/bathroom, a two story lounge down and bedroom above, another single story kitchen extension and finally a two story dining room down and bedroom above.

All wood windows and doors purpose made by D.J. Newman Joinery although the cob cottage is listed and the existing windows will remain in place and have an overhaul, new sash cords etc.

The cob itself is very frail and in poor condition in various areas this will need stitching together with 6 - 12 mm stainless steel helifix bars other areas will need to be carefully taken down and rebuilt with cob blocks in particular the cottage had a cob extension tacked on the end but it was not tied into the thatched section and is causing concern as to its stability.

Cornish Lime Company will supply all materials needed to undertake the cob restoration works to include lime plastering all internal and external walls using C.L.S 28,30 and 33 grade mixed with hair and 3.5 St Astiers Lime allowing this historical cob cottage to breathe and live on.

Most of the internal doors will be oak ledge n brace, floor finishing will be a mixture of ceramic floor tiles, carpets and oak plank floor boards. The cob cottage floor is a completely different set up as it needs to breath and once the floor has been dug out and reduced we will lay a Geotextile with 150 mm recycled foam glass insulation and a 150 mm limecrete slab with underfloor heating pipes laid before laying the finish floor surface A 75 mm lime/sand screed.

Former Boat House - 2013

A former boat house Converted into a residential house a few years ago and has now had extensive work carried out with an internal steel frame fitted, all joinery supplied by Charlestown Joinery.

Internally finished to a very high spec with The Kitchen/Bathroom studio, Threemilestone, Porclin Plank bathroom tiles floor to ceiling, Kitchen fitted with high gloss units and finished off with Granite worktops. All internal doors fitted with solid oak.

Basement Extension - 2013

Demolition of small utility room to make way for a modern part basement kitchen extension.

A stunning extension, designed by a local architect. Difficult access made this extension expensive when compared to other similar size extensions but the clients was delighted with the overall finish. A reinforced concrete retaining wall formed the external skin, holding back the ground part way up.

A modern build fitted out with Jeld Wenn Joinery windows etc and a mid range Howdens Kitchen.

Antron Barn - 2012

A stone faced bedroom extension built in 2012 with one en-suite bedroom and a family bathroom.

This high quality extension with high sloping ceilings and ten solar powered Velux roof windows fitted was built on solid granite.

The stunning bathrooms were fitted with very high spec Sanctuary Ware and porcelain plank style tiles.

Duration of time on site: 5 months

Extension - 2011

A Stunning Steel Framed Kitchen Extension built in 2011 that shows off a unique vaulted ceiling with string lights and a full gloss fitted Kitchen.

A natural Slate roof and powder coated Bi Fold doors supplied by C.A.W.

Four Winds - 2011/12

This complex Project built in 2011/12 with various Extensions to include a Lounge Extension with a Balcony over, a Kitchen Extension, One timber Framed bedroom Extension and a Garden Room Extension. This property has five bedrooms, all with en-suits, bathrooms and sleeps ten people.

The whole interior was completely gutted and completely renewed and finished to a very high standard, complete with a double Garage and Patio area.

Duration on site: 11 months.

The Barn Cottage - 2010

A stunning Stone built Extension accommodating a large kitchen and two bedrooms built in 2010.

All materials sourced locally, Granite stones and Coins, natural slate roof complete with dormers and internally, all solid Oak floors and solid Oak doors fitted throughout.

Extension - 2009

A traditionally built block extension accommodating a lounge and one bedroom built in 2009.

This two story Extension with locally sourced Granite Coins was finished to the highest of standards and matched in well with the existing property.

Pit Lane - Extension, Fraddon - 2007

A Traditional built Block Extension accommodating a lounge and two bedrooms built in 2007.

Vogue Barn - 2006

This Hay/Grain Barn was converted in 2006 with all Granite stones excavated on site and dressed by a local stone Mason. Exposed stone work internally and exposed original beams.

This small Barn was extended with a stone Extension to the rear and a 20 square meter Conservatory to the side.

All Floors were finished in solid Oak and Solid Slate flag stones.

Rev Tonkin's Daniel Road Extension - 2005

A unique industrial kitchen Extension built in 2005 for a local Baker complete with stainless steel work surfaces Bakers ovens and natural slate floors throughout.

The roof was fabricated in Zinc with impressive powder coated Bi Fold doors, supplied by C.A.W.
